How we helped a small real estate brokerage reach serious buyers

This is how Foxtron supports small businesses: not with bigger budgets, but by putting the right message in front of the right people at the right time. Here's what that looked like for a small, independent real estate brokerage.

The challenge

The brokerage had good listings, from family homes to farmland, and a small team of agents who knew their area well. But its marketing was reaching lots of people who were only browsing. Agents were spending hours following up with contacts who weren't ready to buy, while the people who really needed a home or a piece of land weren't hearing from them at the right moment.

It also had two very different kinds of buyers to reach. Someone looking for a family home and someone looking for farmland search differently, care about different things and buy on different timelines.

What we did

  • Got clear on who the real buyers were. We worked with the agents to describe their best past clients: what they were looking for, where they searched, and what made them ready to act.
  • Split the marketing in two. Home buyers and farmland buyers each got their own message, their own listings page and their own ads, instead of one general campaign trying to speak to everyone.
  • Reached people who were actively looking. We focused spend on people searching for homes and land in the brokerage's area, rather than broad audiences who might never move.
  • Timed it to when buyers were ready. We lined up campaigns with the moments each group was most active, so the brokerage showed up when people were making decisions, not months before or after.
  • Made follow-up fast and useful. New enquiries got a quick reply and helpful follow-up emails and texts with matching listings, so agents could reach people while they were still interested.
  • Tracked what led to real conversations. We measured which ads and pages brought in enquiries that turned into viewings, and moved budget toward what worked.

The result

The brokerage started hearing from people who actually needed a house or farmland, at the time they were ready to buy. Agents spent less time chasing browsers and more time with serious buyers, and that meant they were able to close deals.

The lesson for any small business: you don't need to reach everyone. You need to reach the people who are ready to buy, with a message that fits them, at the moment they're deciding.
